The same process serves California buyers and investors, property sellers, and commercial clients. Preliminary research services and licensed representation are deliberately separated. Membership provides research, reporting, education, and permitted alerts for California properties — fixer-uppers and value-add opportunities to luxury homes and estates — with featured expertise in San Jose and Santa Clara County. Licensed eXp Realty representation begins only after written agreements are completed.

Members receive property alerts, reports, CMAs, and analysis according to their membership level. Availability of any particular property is never guaranteed.

Pursue a Property
Before individualized acquisition searches, property tours, contact with a seller or listing agent on your behalf, transaction-specific negotiation advice, offer preparation, or negotiation, the brokerage-approved buyer-broker representation agreement and all applicable agency, compensation, and disclosure documents must be completed.
Licensed activity is performed for California properties through eXp Realty. Outside California, assistance is limited to search coordination and referral introductions to appropriately licensed or otherwise authorized local professionals. A paid membership does not automatically establish a real estate agency relationship. California requires a buyer-broker representation agreement to be completed no later than execution of the buyer’s offer, and the agreement must address compensation and required disclosures.
